Terms of Use

These Terms of Use ("Terms") govern your access to and use of the RentMate platform operated by RentMate ("we", "us", "our"), including the hosted service at rentmate.io and any related APIs, tools, or services. By using RentMate, you agree to these Terms.

1. Account Registration

You must create an account to use RentMate. You are responsible for maintaining the security of your account credentials and for all activity under your account. You must provide accurate information and keep it up to date.

2. Acceptable Use

You agree to use RentMate only for lawful property management purposes. You may not:

Use the service to send unsolicited or spam messages
Send messages to people who have not consented to receive them
Use the service for any illegal purpose or in violation of any applicable laws
Attempt to gain unauthorized access to the service or other users' data
Interfere with or disrupt the service or its infrastructure
Use the AI assistant to generate harmful, misleading, or fraudulent content
Resell or redistribute the hosted service without authorization

3. SMS/Messaging Terms

When using RentMate's messaging features, you agree to:

Only send messages to tenants, vendors, and contacts who have a legitimate business relationship with you
Obtain proper consent before sending SMS messages, as required by applicable law (e.g., TCPA, CAN-SPAM)
Honor opt-out requests promptly — recipients who reply STOP must be removed from messaging
Not use the messaging features for marketing, advertising, or promotional purposes unrelated to property management
Comply with all applicable telecommunications regulations

Message frequency varies based on property management needs. Standard message and data rates may apply. We are not responsible for charges incurred by message recipients from their carriers.

4. Your Data

You retain ownership of all data you provide to RentMate (property information, tenant data, documents, messages). We process your data solely to provide the service. See our Privacy Policy for details on how we handle your data.

You are responsible for ensuring you have the right to upload and process any data you provide, including tenant personal information and documents.

5. AI Assistant

RentMate includes an AI assistant that can draft messages, analyze documents, and suggest actions. You acknowledge that:

AI-generated content may contain errors and should be reviewed before acting on it
You are responsible for all messages sent through the platform, whether drafted by you or the AI
The AI assistant does not provide legal, financial, or professional advice
AI features may be updated or modified as the service evolves

6. Service Availability

We strive to maintain high availability but do not guarantee uninterrupted service. We may temporarily suspend the service for maintenance, updates, or circumstances beyond our control. We will provide reasonable notice of planned downtime when possible.

7. Termination

You may close your account at any time. We may suspend or terminate your access if you violate these Terms or engage in activity that harms other users or the service. Upon termination, your data will be deleted in accordance with our Privacy Policy.

8. Limitation of Liability

To the fullest extent permitted by law, RentMate is provided "as is" without warranties of any kind. We are not liable for any indirect, incidental, special, or consequential damages arising from your use of the service, including but not limited to lost profits, data loss, or business interruption.

9. Indemnification

You agree to indemnify and hold RentMate harmless from any claims, damages, or expenses arising from your use of the service, your violation of these Terms, or your violation of any third-party rights.

10. Self-Hosted Instances

If you self-host RentMate under the FSL-1.1-Apache-2.0 license, these Terms do not apply. The self-hosted software is governed by its license terms. These Terms apply only to the hosted service at rentmate.io.

11. Changes to These Terms

We may update these Terms from time to time. We will notify you of material changes by posting the updated Terms on this page. Continued use of the service after changes constitutes acceptance of the updated Terms.

12. Governing Law

These Terms are governed by the laws of the State of California, without regard to conflict of law principles.
